OCEANOS & FAIR LAWN'S MASTER PLAN - NOT OVER YET!

Monday, May 12, 2014, is the last Master Plan Hearing where you can voice your opinion regarding OCEANOS' EXPANSION INTO A CATERING HALL. Attend the 7:00 pm work session in room 201, then, matters will continue in Council Chambers.


This is YOUR Last Chance to voice your opinion regarding OCEANOS' EXPANSION PLANS. Page 45 of the Master Plan practically gives Oceanos the go ahead.  If the following 4 words are removed from page 45, it could help impede their future expansion:   "through ordinance modifications" and "functionality".


Changing ORDINANCES to get around ILLEGAL SPOT-ZONING, or, the use of OVERLAY-ZONING to change the FUNCTIONALITY of a business appears to be the intended purpose of page 45 the way it is now written in the Master Plan -  THAT'S THE IMPORTANCE OF REMOVING THE 4 WORDS.

Oceanos is in an all residential zone on a narrow 2-lane thoroughfare. Not a good location for an enormous catering hall, similar in structure to the Greek Church and Catering Hall around the corner on Paramus Road.

Traffic, accidents, noise, loss of property values, safety, street parking, operating 24/7 - morning, noon and night are just some of the concerns of the residents.

Also, Oceanos is built on an historical site, Kind's Dairy Farm. The original barn and 2 building still exist and will be destroyed if Oceanos expands. The loss of this Farm will cause an injustice to Fair Lawn, who prides itself on it's history and historical landmarks. 


The question arises: Why does the Planning Board act against the wishes of the residents? The residents made their wishes very clear to the Board on numerous occasions.


Questionable, is why, the Planning Board consultant, who admitted to being  "influenced" by seeing Oceanos' conceptual catering expansion plan, brought before the Planning Board in October of 2013 by Oceanos' planner, should write page 45 of the plan, which appears to favor Oceanos' expansion? Maybe I'm wrong in this observation, but that's my opinion, as well as many others.


Fair Lawn needs Board members, who act in the best interests of the majority of the people. All Board members are APPOINTED by the Mayor and Council, not, ELECTED. When Board member terms are up, before any Board member is reappointed, there must be some criteria met to ensure these members are working for the good of Fair Lawn, and are not getting too complacent in their job. Also, the same SHOULD OCCUR when hiring outside consultants.


As a Fair Lawn resident, you may, or, may no, be affected by Oceanos becoming a catering hall, but, your support is still needed. 


Attend the LAST MASTER PLAN HEARING Monday, May 12th. Bring your friends and neighbors.  Speak up! Voice your opinion and hope the Board hasn't already decided to go against the wishes of the good residents of Fair Lawn.


For those with other Master Plan issues, this is also YOUR Last Chance  to speak up, as the Master Plan will be used as Fair Lawn's guide for the next 6 years.
